Q. How many units in Stonebrook are rental units?
A. While this is private information, Stonebrook has a below average number of rented units. All units at Stonebrook are privately owned and any units rented are managed by the owners.
Q. When did Stonebrook open?
A. The first residents moved into Stonebrook in February 2010. Stonebrook, Peel Standard Condominium Corporation 888 (PSCC888), was incorporated on January 26, 2011.

Q. What warranty is left on the units?
A. There is no remaining TARION warranty in effect on the residential units at Stonebrook. We highly recommend that new purchasers have a building inspection of their unit including electrical, plumbing, HVAC and appliances. Owners are responsible for maintenance & repairs.
Q. What amenities does Stonebrook have?
A. Stonebrook has 24 hr. concierge, a library, a party room, fitness centre, 2 guest suites, pool, saunas, theatre, hobby room, pet spa, BBQ area, billiard room and onsite management office.
Q. Is Stonebrook pet friendly?
A. Yes, Stonebrook allows up to 2 pets per unit with a maximum combined weight of 80 lbs. Residents must register their pets and agree to follow the building’s pet policy.
Q. What are the smoking restrictions?
A. Stonebrook is a smoke-free property, including residential units, common areas and exterior grounds. Smoking of any product, including tobacco, marijuana, vapor smoking and e-cigarettes, is not permitted.
Q. Is water included in the Common Element Fees?
A. Yes, hot and cold water is included in the fees.
Q. Is electricity included in the Common Element Fees?

Q. Do owners have a gas bill?
A. Units on the top 3 floors may have gas services including gas ranges and gas fireplaces. Units on the top floor also have gas service to their balconies for a gas BBQ. The gas is paid by common element fees.
Q. Are barbeques allowed on balconies?
A. Stonebrook does not allow any (including electric) BBQs on balconies with the exception of the top floor. Stonebrook has a common area for barbequing at the back of the building.
Q. Is heating included in the Common Element Fees?
A. The units are heated and cooled by an in-unit heat pump. Conditioned water to heat and cool the unit is supplied by the common element fee. Electricity to run the heat pump, compressor & the fan to distribute the heated & cooled air throughout the unit’s ducts is separately metered to each unit owner. The maintenance & repair of the heat pump is the owner’s responsibility.
Q. Is electricity on smart meters?

Q. What cable and internet services are available?
Both Bell and Rogers offer phone, cable and internet services at the owner’s choice & expense.
Q. Is extra parking available?
A. Stonebrook has ample visitor parking. Limited additional parking for residents is available for lease from the Management Office.
Q. Are Real Estate Agents allowed to have lock boxes?
A. Yes, however all lock boxes MUST be registered with Concierge and correspond to an active listing. Any unregistered lock boxes will be removed and disposed of immediately.
Q. Are open houses allowed?
A. Yes, however they must be registered and adhere to strict rules of conduct. These rules can be picked up at Concierge. Basically all clients must be escorted at all times. Clients are never to roam the building alone and are not permitted to come to the management office without an appointment. Realtors may arrange to hire additional security to assist with an open house.
Q. Is there parking for open houses?
A. Yes, Stonebrook has ample visitor parking including 100 spots underground available for guests. Please note that City By-Law Enforcement will ticket & tow vehicles illegally parked.
